Access Statement
This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.
Our property is a two storey holiday cottage recently fully rebuilt and refurbished to exacting sustainability and building standards. It is built from stone and tile construction on two floors in an open-plan arrangement. The cottage has one double bedroom, and to allow for day visitors it has crockery and cutlery sufficient for four.
The cottage is located on a quiet lane towards the edge of Cheddar village, near to the gorge. The lane borders a steep fall to the gorge floor and the Cheddar Yeo river, and this affords the cottage uninterrupted views of the gorge and the Mendips.

Getting Here
The nearest bus stop is approximately 150 meters away at Cheddar Tweentown. The service is the 126 Weston-Super-Mare to Wells. The walk to Gorge View includes a short steep narrow section at the start of Birch Hill. This can be avoided by taking a slightly longer route via West Lynne.
The nearest train station is at Weston-Super-Mare, 12 miles away (take the 126 bus service on to Cheddar).
For cyclists, National Route 4 , section from Bristol to Wells, comes close to the top of the Cheddar Gorge Road. On crossing the B3371 at Yoxter farm, follow the road south west for 1 mile, join the B3135 heading west and follow this road all the way downhill through the gorge, enjoying the wonderful scenery (and being a little watchful of cars also trying to look at the scenery). After 3.3 miles you will arrive at the mini-roundabout by the Riverside Inn. Follow guidance on website and booking confirmation to find Gorge View Cottage.
Alternatively Cheddar is also on National Cycle Route 26, the “Strawberry Line” section that currently run almost entirely on traffic free path, and old railway track. It currently starts at Yatton station on the main line from Bristol to Weston-Super-Mare, Taunton, Exeter and Plymouth. A 10 mile cycle brings you to the centre of Cheddar village.

Key Collection, Welcome and Car Parking Facilities
On arrival please knock at the main house, Gorge View. We will check you in, give you a key, and a quick introduction to the cottage if you need it. If for any reason we will not be in we will provide posted and emailed instructions on where to collect the key nearby.
The Cottage
The floor plan is intended to give an approximate idea of the layout of the lodge. It is not exactly to scale and is therefore not totally accurate. Photographs of the cottage can be seen here.
Entrance
The entrance to the property at the front has 1 medium step half-round step (14cm high, 1.3m wide, and 52cm at its deepest. The door sill is a further 18cm high.
The front door, a stable door design but normally locked together as a single door) is 97 cm wide and the door handle and key hole are 1.4m above the step level.
The outside light beside the entrance door is switched on from the inside of the cottage, the light switch is the nearest to the door in a bank of three on the wall on the right as you enter the cottage. The second (middle) switch activates a motion sensor LED floodlight. The main house also has a motion sensor floodlight which lights the main drive when people and cars enter and leave at night.
Halls and Lounge
Inside the entrance there is a hall area with large coconut mat area by the main door, and a hanging space for coats behind the door. The stairs to the bedroom are to the right, and there is storage under the stairs, behind a thick curtain, for vacuum cleaner, iron and ironing boards and other bits.
Kitchen
The kitchen faces the lounge area. The continuous granite worktop is 94cm high, and ends is a small overhanging corner as a tiny breakfast bar with beech stool, 79cm high. There are power sockets for appliances just above worktop level.
Landing
The landing area is open plan to the bedroom. The upstairs is in the eaves of the cottage with a sloping ceiling, starting at 90 cm high, to either side, reaching an apex of 2.2m (so an angle of 43°).
Bedroom
En Suite Shower room
The shower room is small and fairly tightly packed in. It is tiled floor and walls, darker tiles to bottom, lighter tiles to top. Door width 58 cm. Door width: 68cm, but entry is then constrained by washbasin to 41cm width.
Shower floor is continuous with the main bathroom but has a 1cm floor lip to inhibit water spread. The shower is an open area with partial glass screen. Entry width: 80cm, width 90cm, and depth 1.2m but part of this goes in to the lower eave roof area.
Grounds and Gardens
Patio paved flat area immediately outside cottage front door with metal table and two chairs. Measures This is west facing and often catches late sun. It looks out on to the main house garden.
Additional Information
Heating
Heating is provided by gas-fired underfloor heating throughout. This provides a lovely temperature gradient, not heat towards the top. Be aware though that this form of heating takes longer to react to demands, and heating from cold can take a few hours to stabilise. Changes to the thermostats should be small and allow time for change. We will have set up the heating to give best initial conditions for the time of year.
Heating is in three zones each with its own thermostat: Downstairs, landing/bathroom and bedroom. Thermostats are 1.5m high.
Lighting
Lighting is a mix of powerful LED down-lighter spots (hall and living room) and 12v rail mounted spotlights (kitchen, landing and bedroom). The living room and bedroom have an additional dimmable wall lights. Bedside lights are both centrally switched and locally switched using wall switch or touch-sensitive “3-levels and off” control.

- Parking is in our large drive. There is no on-street parking.
- There is a car parking area with enough room for one car, approximately 3 metres away from the entrance. The drive is also used by other cars in use in the main house. If you need additional side space to get in and out of your car please let us know beforehand so we can ensure this is allowed for.
- The car parking is levelled, flat and even, tarmacked and thickly gravelled nearer the cottage.

- The hall continues into the main lounge area. The house is wooden boarded throughout with (sustainable) engineered oak floors, and some rugs and mats all with anti-slip matting.
- Furniture is moveable.
- One Futon settee/sofa and one comfy chair. A low table beside the sofa.
- A flat-panel LCD TV is wall mounted above the breakfast bar (1.5m height to mid point). It has a handheld remote control. All Freeview TV and radio channels are available. Regional TV is for the South West. The TV has a built in DVD player, and can play audio CDs.
- A small round and extendable dining table is provided with 2 upright chairs. The table measures 1.1m across and is 73cm high, with under table height being 63cm. It has a central column support.
- Chairs are movable with rush seating and no arms and are 46cm high.
- There is a pine dresser unit with cupboards and drawers for storage, top surface 83cm high.
- Modern, mains powered, battery backup interconnected smoke alarms fitted upstairs and down.
Kitchen
The kitchen faces the lounge area. The continuous granite worktop is 94cm high, and ends is a small overhanging corner as a tiny breakfast bar with beech stool, 79cm high. There are power sockets for appliances just above worktop level.
- There is a modern A-rated electric fan oven with drop down door. And above it a three-ring gas hob with electric ignition.
- Sink with single mixer tab at worktop height with cupboards underneath.
- An A+-rated undercounter fridge with four-star freezer compartment is behind double wooden doors.
- Lighting is spotlight bulbs on a track in the ceiling. The light switch is behind the worktop at a height of 1.2m.
- Floor area by main kitchen worktops is ceramic tiled, but continuous with the wooden floor.
- Microwave, kettle, toaster on work surface. Some pots and pans are suspended on hooks from a frame above the main kitchen surface requiring reach to 1.8m. Other items are in cupboards under the sink. A medium swing lid rubbish bin is by the oven.
- Worktop is a dark reddish grained granite. Kitchen tile flooring is darkish with stained (reclaimed) wooden cupboards and drawer.
Landing
The landing area is open plan to the bedroom. The upstairs is in the eaves of the cottage with a sloping ceiling, starting at 90 cm high, to either side, reaching an apex of 2.2m (so an angle of 43°).
- The window sill (view to garden) is 66cm high. This window is the designated emergency window, with both windows opening to provide a non-obstructed opening (no centre upright bar).
- There is a five drawer unit (height 93cm) and a pine single-door wardrobe (door knob height 1.1m; rail height 1.8m)
- Lighting is by spot bar in the roof apex.
Bedroom
- Corridor width 1.4m (with sloping eave roof on left).
- King size double bed (2m long by 1.6m wide) on wooden frame.
- Bed height 52cm floor to top of mattress.
- Memory foam mattress, with allergy protection cover. Bedding is all organic cotton covers. Duvet and pillows are mixed siliconised microfiber and modal (a very soft natural tree fibre from beech trees). Extra pillows are sheep’s wool. The duvet is normally a 9 TOG value but a 4.5 TOG is available and can be combined as a very warm 13 TOG if needed.
- Lighting is by spot bar in the roof apex.
- Clearance at end of bed to wall – 1.3m. Free space on either side of bed: 1m. Window sill (gorge view) height: 84cm.
- Dressing table 78cm high. Wall mounted mirror above.
- Bedside drawers 64cm high. Touch-sensitive four-level bedside lights.
En Suite Shower room
The shower room is small and fairly tightly packed in. It is tiled floor and walls, darker tiles to bottom, lighter tiles to top. Door width 58 cm. Door width: 68cm, but entry is then constrained by washbasin to 41cm width.
Shower floor is continuous with the main bathroom but has a 1cm floor lip to inhibit water spread. The shower is an open area with partial glass screen. Entry width: 80cm, width 90cm, and depth 1.2m but part of this goes in to the lower eave roof area.
- Wash basin height: 80cm; wall mirror above.
- Toilet seat height 43 cm.
- Space beside toilet 28cm to left 17cm to right.
- There is an optional wooden slatted mat for the basin/toilet area for when the floor gets wet. Alternatively a squeegee on a 3ft arm allows excess water to be scraped away.
Grounds and Gardens

- The garden is close to 1 acre, and flat but uneven in places. It is an organic garden developed along permaculture principles. Cottage guest are welcome to explore the garden but bear in mind it is a working garden with tools and materials around. (i.e. not suitable for unsupervised children).
- Ground is either grassed or mulched pathways.
Additional Information
- Information folder in lodge is produced in size 12 font.
- The property is no smoking throughout, although smoking is permitted on the patio outside.
- Sorry no pets allowed but guide dogs will be considered in special cases.

Curtains and Blinds
- On all casements windows in the living room, hall, landing and bedroom, the cottage has lined curtains with easy-glide rails.
- The tall window by the front door has a wooden venetian blind with controls reaching down to 1m above the floor.
- The Velux windows on landing and bedroom have integrated pull down blackout blinds, and in the bedroom integrated translucent privacy blinds. These require a reach of 1.8m from the floor to pull down from the top.
- The kitchen casement windows have (three) individual roller blinds with control cords reaching to the worktop. They are a 70cm reach across the worktop.
Utilities
- The Power distribution box with circuit breakers, and the main electricity isolator switch is just behind the understair curtain at a height of 1.2m.
- Water main stop cock is at the back of the under-sink cupboard – a quarter turn lever valve.
- Gas isolator is in the meter box on the patio.
- Good mobile phone reception for Vodafone and O2 (details for other providers not currently known).
- Nearest land line phone is at Gorge View main house (15 meters).
- Free wireless internet access: password provided on request on arrival.
